Complete architectural solutions for Oxon Hoath
Oxon Hoath is a large Grade II* Listed country house situated in some 74 acres of parkland, in Hadlow, near Tonbridge. The history of the estate dates back to the 14th century, and the first house is believed to have been built on the estate in around 1400 by Sir John Culpeper.

The house as it stands today is the core of a Jacobean mansion built in around 1650 but substantially altered and extended in the late 1700’s in the Georgian fashion for the Geary family. It was further altered in 1847 by the architect Anthony Salvin, including the addition of a tower and cupola and other modifications in the “chateauesque” style. A new billiard room wing was added in 1878. Since then, the house has undergone only minor internal modifications. In 1999 It became a retreat and conference centre but is now being returned to use as a family home.


Arts Architecture was engaged as Consultant Architects to obtain all the consents for the substantial renovations and alterations. These include the conversion of the former Billiard Room to a family kitchen, complete renewal of the slate and lead roof coverings, removal of later bathrooms and toilets, and complete renewal of heating and electrical services.

Our work has included research and production of a detailed history of the property and estate, 9 individual Heritage Statements and 14 separate planning and listed building consent applications. We are also working on the restoration of the surrounding park, including plans for the redevelopment of the historic walled garden.
