Transforming office space into contemporary co-living homes

Frederick House in Maidstone, Kent, is a forward-thinking residential conversion project transforming a 1980s office building into modern co-living accommodation designed for single professionals and couples entering the housing market. Responding to the changing demand for office space and the growing need for flexible residential living, Arts Architecture International developed a scheme comprising 12 high-quality co-living units. The design combines generous private studio spaces, complete with kitchenettes and ensuite shower rooms, alongside shared kitchen and communal facilities that encourage convenience, affordability, and social interaction. A second development phase introduces a contemporary mews block containing six one-bedroom apartments positioned on the former office car park site. Designed around a secure landscaped courtyard, the scheme includes private ground-floor patios and upper-level balconies, creating comfortable outdoor living spaces within a modern residential setting. The project reflects a thoughtful approach to adaptive reuse, urban living, and community-focused residential architecture. This adaptive reuse approach aligns with our wider experience on projects such as Grove Theatre and our work at Oxon Hoath, where existing buildings are carefully reimagined for new and sustainable uses. ​Project Status: Ongoing
